Leak or Condensation? Here's How to Actually Tell
This is the single most common confusion we come across, and getting it wrong means paying for the wrong fix entirely.
Condensation shows up as moisture on the inside face of the glass, or dripping from the bottom edge of the frame — usually worse first thing in the morning or during cold weather, when warm, moist air inside the room meets the cold glass surface. It's the same thing that happens on a car windscreen overnight. This isn't a roof problem at all; it's a ventilation and humidity issue, and the fix is usually about airflow in the room, not the skylight itself.
A genuine leak shows up as staining or water tracking down the plasterboard around the frame, rather than on the glass itself, and it tends to correlate with rain rather than temperature or time of day. This points to a failed seal, damaged flashing, or a blocked drainage channel — an actual roof problem that needs fixing at the roof.
Telling these apart correctly matters, because treating a condensation problem like a leak means paying for flashing work that was never the issue, and treating a leak like condensation means water keeps getting into your roof timber while you're improving ventilation that was never the real problem.

Why Skylights Actually Leak
Weep holes get blocked more often than people realise.
Most roof windows have small drainage channels — weep holes — built into the frame specifically to let any water that does get past the outer seal drain back out rather than pool inside. Dirt, moss spores, and general debris block these over time, and once they're blocked, water that the design was meant to handle safely starts backing up into the frame instead.
DIY silicone is usually a step backward, not a fix.
A very common mistake: someone spots a small leak, runs a bead of silicone sealant around the frame, and the leak seems to stop — for a while. The problem is that sealing over the top traps whatever moisture is already getting in behind it, with nowhere to evaporate out. It often makes the underlying damage worse while hiding the symptom, meaning the eventual proper repair costs more than if it had been looked at correctly the first time.
