Why Dublin Roofline Boards Actually Fail

A blocked gutter rots the fascia from behind, not the front.

When gutters overflow, water doesn't just spill outward — it runs back across the top of the fascia board and behind the bracket fixing points, where it can't dry out the way rain hitting the front of the board does. This means rot frequently starts on the hidden side of a fascia board and works forward, so by the time paint's visibly peeling or the board looks obviously tired from the ground, the timber behind is often already well past saving.

Soffit isn't just a cover panel — it's part of how your roof breathes.

This is the part almost nobody explains properly. Roof spaces need airflow to stop warm, moist air from inside the house condensing on the underside of the roof deck and rotting the timber from within — the same problem that affects poorly built flat roofs, just happening in the attic instead. Soffit boards are usually vented, deliberately, as the intake side of that airflow system, pulling air in at the eaves and letting it move up and out through ridge or gable vents at the top.

When soffit vents get blocked — painted over, clogged with debris, or simply covered by a poor repair — that ventilation stops working, and moisture starts building up in the roof void without anyone realizing why. It's one of the few roofline problems that causes damage somewhere you'd never think to look for it.

Rafter feet are the expensive part, and they're hidden until the fascia comes off.

The rafter ends sit directly behind the fascia board, and they're what the fascia is actually protecting. Once water's been getting behind a failed fascia for long enough, it's the rafter feet that start to rot — and that's a structural repair, not a cosmetic one. Catching a fascia problem while it's still just the fascia is a genuinely different cost to catching it once the rafters are involved.

Old timber soffit is a common entry point on Dublin's older housing.

Original timber soffit on period homes shrinks and gaps with age in a way uPVC doesn't. Those gaps are exactly bird and wasp-nest sized, and once something's established itself in a roof void it's a second problem stacked on top of the first.

Should I replace timber fascia with uPVC?
In almost every case, yes. uPVC doesn't rot, doesn't need repainting, and lasts significantly longer than timber in Dublin's weather. Original timber is really only worth keeping on period properties where matching the original look matters more than maintenance.

Can I just paint over a warped fascia board instead of replacing it?
If it's warped, no — paint doesn't fix the underlying timber, it just hides the problem for a while longer. If it's still structurally sound and just needs refreshing, that's a different conversation, and we'll tell you honestly which one applies.

Why does my attic smell damp if my roof isn't leaking?
This is often a ventilation issue rather than a leak — blocked soffit vents stopping the roof void from breathing properly, letting condensation build up instead of the roof letting it escape.
