The slate isn't the problem — the nail is.

Slate itself can outlast the house. What fails is the ageing nail holding it — it corrodes, the slate loses grip, and down it comes. That's why "just the one slipped slate" is rarely just the one.

Flashing fails first.

Every chimney and valley relies on lead flashing to keep water out, and it wears out long before the slates around it. A leak "near the chimney" is almost always this, not the chimney itself.

Felt underlay doesn't last forever either.

It's the backup layer catching what gets past your slates. On older roofs it's often gone brittle and cracked — quietly failing until the slates develop a gap too.
